Merin, one of the largest commercial real estate companies in the Netherlands, announces the acquisition of twenty office buildings with a total size of 134,000 sqm. The assets have a solid tenant base and are located throughout the Netherlands with a strong focus on the Amsterdam region.
Merin office portfolio The new portfolio enables Merin to scale up and strengthen the Merin portfolio of 175 office buildings and industrial assets locatedacross the country. Merin plans to roll out the succesful boutique concept in the buildings that are mainly located in the greater Amsterdam region. Several other buildings in the portfolio are located in Zwolle, Arnhem and Deventer which are locations where Merin already has local market presence and a strong client base.
Merin boutique offices The Merin boutique concept enables clients to succesfully combine work and relaxation and create a place where people like to go to and be happy, healthy and succesful. These offices combine inspiring office space, high-quality healthy food and the possibility to exercise in combination with customer focused and personal service.
The newly acquired market prominence ensures another important step in realizing the growth ambition of Merin to improve the real estate portfolio. Most of the new buildings, which are located in and around Amsterdam, fit the Merin boutique concept. The new office buildings, which can be transformed into a Merin boutique office, will get a revamp into unique work places where everyone can work and relax.

APELDOORN – On the former site of Philips in Apeldoorn rises a modern office park. The demolition of the former Philips building is almost completed. Soon the first office pavilion is built. Eminent Group settles there.

Martijn Slegers will be Merin’s Corporate Real Estate Manager. Although this is a new position, Martijn has been Merin’s contact person for our customers with multiple locations for some time now. Martijn has been released from the management team in order to better serve this growing group of clients. Merin wants to be the permanent partner for accommodation for businesses with multiple locations throughout the country. This not only makes things easy for the client but also allows Merin to offer greater flexibility. In addition to his role as Corporate Real Estate Manager Martijn will retain responsibility for the redevelopment of the former Philips site in Apeldoorn: Ruimte op Malkenschoten and FizzionParc.
Merin has sold the office building (approx. 4,590 m²) at number 65 Nieuweg in Hoofddorp to Cityside Apartments. The office building in the centre of Hoofddorp will be transformed into 69 luxury apartments ranging in area from 36 m² to 106 m². All apartments feature luxury floor finishing, curtains, a kitchen with refrigerator and modern bathroom fixtures. All of the apartments have already been leased. Thanks to this cooperation, another 4,590 m² of empty office space was removed from the market.
During the first week of 2016 Merin sold four of its non-strategic buildings to various parties. Both Kooikersweg 1c in Den Bosch and Wethouder van Eschstraat 1 in Oss were sold to Certitudo Capital for the residential redevelopment of the company’s iResidence portfolio. The buildings on Varkensstraat in Arnhem and Fleminglaan in Rijswijk were sold to private entrepreneurs. The proceeds from these transactions will be invested in other buildings in the portfolio. Especially in expanding the boutique firms. Merin boutique firms are comfortable, dynamic and unique workplaces where you enjoy going to work. So far, boutique firms have been established in cities including Amsterdam, Utrecht, Eindhoven, Den Bosch and Apeldoorn.
Following a complete renovation of the building, the Rozet Centre welcomed seven new tenants during the past year. This increased the occupancy to 90% within a year. Currently, the penthouse (160 m²) and one unit on the fifth floor (234 m²) are still available.
Rozet Centre has quickly become a vibrant work environment in Arnhem’s city centre.

Naast Dolmans, IHC Vremac gaat nu ook Cooltrace zich vestigen op dit bedrijventerrein in Apeldoorn Zuid. Ze hebben een kavel afgenomen van 7.258 m². Cooltrace is gespecialiseerd in bedrijfskoelingen. Ze plaatsen en onderhouden bijvoorbeeld de koelingen van vele supermarkten. Het bedrijventerrein Ruimte op Malkenschoten meet ruim 10 hectare, waarvan na de verkoop van de derde kavel nog 6 beschikbaar is. Hiermee is in iets meer dan een jaar een derde van het terrein uitgegeven.
Merin herontwikkelt het voormalig Philipsterrein dichtbij de A1 in Apeldoorn-Zuid. Er is circa 40.000 m² gesloopt om ruimte te maken voor nieuwbouw. Een unieke kans voor logistieke bedrijven en ondernemers die hun eigen bedrijfsgebouw willen bouwen. De beschikbare kavels zijn klaar voor een bedrijfshal, logistieke hub of opslagruimte.
